Choosing a Shingle Roof

Shingles come in three broad grades. Flat 3-tab shingles cost the least and look the plainest. Architectural shingles are thicker and layered for a shadowed look, and they're what most Erie County roofs get today. Premium lines are heavier still, often shaped to mimic slate or wood.

What goes under the shingles matters just as much. Western New York winters freeze and thaw again and again, so meltwater refreezes at the eaves. Ice-and-water shield along the lower edge, plus venting that keeps the deck cold, does more against ice dams than any shingle grade.

When Homeowners Ask for Shingle Roof Replacement

  • Tired 3-tab roofs. Curled tabs, bald spots and granules in the gutters.
  • A second layer already on. Amherst limits overlays to two layers, and the Town of Tonawanda lets a new roof cover just one. Past that, it all comes off to the sheathing.
  • Shade from big old trees. Mature maples keep a roof damp and invite moss and dark algae streaks. Ask about algae-resistant shingles and trimming branches off the roof.
  • Stains after a thaw. Brown rings on an upstairs ceiling in late winter often point to ice dams at the eaves.
  • Steep, busy roofs. Tall Victorian gables, turrets and dormers take more labor and flashing than a simple ranch.

Impact-rated shingles are built to take a harder hit before cracking. Hail isn't a frequent visitor this close to the lake, since the cool water tends to hold thunderstorms back, so owners here usually weigh them for sturdiness and insurance pricing. Some insurers rate impact-resistant or wind-resistant roofs differently, each on its own terms, so call your agent before choosing.

Rough Numbers for Shingle Roof Replacement

Each figure is a statewide 2026 price per square foot of installed roof. Nobody publishes one for Buffalo alone, so use them to see the gap between grades.

The step from 3-tab to architectural is small per foot, which is why so many owners take it. A steep, cut-up roof tends to land high in a range, and extra layers, rotten decking and ice-and-water shield usually appear as separate items.

What Happens on the Day

  1. Prep. Tarps go over shrubs and along the walls, and a dumpster parks near the house.
  2. Tear-off. Old shingles come off in sections, so no big area sits open for long.
  3. Deck check. Ask for photos of the bare boards. Soft or rotted sheathing is replaced first.
  4. Shield and underlayment. Ice-and-water shield along the eaves and valleys, synthetic underlayment over the rest.
  5. Shingles, flashing and vents. New drip edge, step flashing at walls and chimneys, shingles, then ridge vents.
  6. Cleanup. A magnet sweep for nails and a walk-around with you.

Sort out permits before day one. The Town of Tonawanda requires a town building permit for re-roofing, and Amherst's must be processed before work starts. West Seneca's permit form lists re-roofing, so ask Code Enforcement (716-558-3242). In the city, ask your roofer whether a permit applies and who will pull it, or call Permit & Inspection Services at 716-851-4972. Village residents should check with the village office first.

Why Start Your Request Here

You fill in one short form, and one independent roofer follows up. We aren't a roofing company: we don't stock shingles, price jobs or sign contracts. Roofers may pay us for a referral, but you never pay and never receive anything for it.

Before signing, have the roofer show you the license it holds from the City of Buffalo, or the registration Amherst or the Town of Tonawanda issued it, then confirm it with that office. Get written labor and manufacturer warranties as well.

Frequently Asked

How many days does a shingle replacement take?

A plain gable roof on a cape or ranch is often done in a day or two. A big Victorian with turrets, valleys and a chimney takes longer, as does a roof hiding rotten boards, and rain can push the start.

My roof already has two layers. Can I add a third?

Not in Amherst, where the town's roofing form caps overlays at two layers. The Town of Tonawanda is stricter and allows a new roof over just one. Elsewhere, ask your roofer and the local building office. A tear-off also lets the roofer fix the deck.

Can a roofer cover my insurance deductible or hand me a bonus?

No. New York's roofing law bars roofers from promising to pay or rebate any part of a deductible, and from handing homeowners gifts, credits or bonuses to land a job. Treat an offer like that as a reason to walk away. This site never makes one.

Do I have to pay a deposit before the shingles arrive?

A New York roofer can't make a deposit a condition of starting. If the contract listed the material cost in writing ahead of time, it can bill you on delivery. Anything paid before the work is complete must sit in trust or be backed by a bond.
